Alstead Homeowners,

2026 marks ten years since the construction of our subdivision. During that time, many property values have increased by more than 80%. This appreciation is due in large part to the shared commitment—by both homeowners and the Board—to maintaining the beauty and overall aesthetics of our community.

As Alstead continues to age, some homes are beginning to show signs of wear. To stay proactive, the Board is launching Project Upkeep, which includes two key initiatives:

  1. Townhome Repainting – Funding has been approved to repaint all townhomes this spring. Townhome owners will receive more details about the schedule within the next week.

  2. Single-Family Home Maintenance Audit – Our property management company will conduct a community-wide review focusing on exterior elements such as entry railings, shutters, metal roofing, and wooden fencing. Homeowners whose properties require maintenance, or repairs will be notified by mail and given 60 days to address the items.

Per Section 18 of our Protective Covenants, homeowners who do not resolve identified maintenance items may be subject to fines, and the HOA may exercise “self-help” to correct the issue, with all associated costs billed to the homeowner.

Our goal is to ensure that Alstead remains beautiful and that our property values continue on a positive trajectory. We appreciate your cooperation and support and encourage you to be proactive in addressing any repair/maintenance items at your home.
