Alstead Townhome Owners:

As you know, townhome HOA dues are slightly higher than those for single-family homes. While this can sometimes feel burdensome, one of the advantages is that the HOA assumes responsibility for certain maintenance and repair items for your home.

This year marks 10 years since Alstead was built, and some properties are beginning to show normal signs of wear. The Board is pleased to share that funding has been allocated to fully cover the cost of painting all townhomes this Spring.

The maintenance project includes:

  • Pressure washing of the entire exterior

  • Prep, repair, and painting of soffit and fascia boards

  • Painting of Windows, doors, stucco siding/columns

  • Painting of Shutters, garage doors

  • Painting of Front and rear porches, including railings

Items not included in this phase of maintenance:

  • Painting of Cement board siding

  • Staining of Rear decks

Project Timeline
Townhome painting will begin Thursday, March 3rd and will continue for several weeks. Weather permitting, the contractor plans to complete approximately four townhomes per week, with a target completion date of late April.  The schedule is listed below:

What We Need from You
To help ensure smooth progress, please make sure vehicles are either parked inside your garage or away from the driveway area during the week your home is scheduled for painting.

IMPORTANT: To ensure the best color match for your home during the upcoming townhome painting project, we need your help.

If you have the original paint colors from the builder (many homeowners will find them listed on the inside cover of the electrical panel), please email that information to AlsteadBOD@gmail.com along with your property address as soon as possible.

If we do not receive your paint colors, the painters will need to rely on color-matching. While color-matching is effective, it is most accurate when we have the original paint formulas.


We will provide regular updates throughout the project and immediately communicate any schedule adjustments. Please check the project webpage frequently for updates and important information.
